    Great location, plenty of supermarkets and shops nearby.
    Pool area is lovely very clean and always plenty of space and sunbed availability no problem.
    Kids pool as well as a big pool was perfect for my 5 year old son.
    Beach is 10 minute walk away we went twice and really enjoyed it.
    Hosts are really accommodating and great for recommendations.

This 2 bedroom traditional property has a large private garden, BBQ, hot tub, own entrance & parking near San Miguel de Abona. 

If you want a real Canarian experience, yet with all the comforts of home, plus your own hot tub, come and stay in our pretty rural authentic Canarian house on one level built from traditional stone dating approximately from 1890 on the outskirts of the lovely old town of San Miguel de Abona in south Tenerife, 550 metres above sea level.

The house, which sleeps a maximum of 3 people, is comfortably furnished in a rustic style with character wooden beamed ceilings and cool whitewashed walls. Its spacious layout offers 2 bedrooms (1 double, 1 single), newly renovated shower room with rainfall shower head, lounge/dining room and a separate fully equipped kitchen with a quirky cave like feel leading from a central hallway. The house has all the home comforts you need.

Outside, our guests are able to enjoy their own enclosed private south facing garden which is on 3 levels. The top level has a table and 4 chairs with an umbrella plus a rustic style BBQ for alfresco dining and on the middle level are sun loungers and umbrella.

This area is a real sun trap! On the lower level we have created a relaxing chillout area with seating and a corner pergola incorporating a misting system, perfect for cooling off in hot weather. We’ve recently also put in a patio heater so you’ll be able to sit out on not quite so warm evenings too.

There is also a hot tub for our guests’ sole use which we’re sure you’ll especially enjoy at night under the stars with a glass of something chilled by your side! The garden offers pleasant views to the sea, surrounding countryside and mountains. Guests have their own separate entrance so are able to come and go as they please plus free parking directly outside the property.

Ideally suited to couples and is perfect for those seeking a relaxing holiday away from the tourist resorts as this is a quiet rural residential area. It’s a great get-away-from-it-all honeymoon destination too. Relax on your sun lounger during the day and when the sun goes down, enjoy a cocktail or glass of wine in the chill out area before savouring a romantic BBQ in the garden or take a stroll up to the village to sample traditional Canarian cuisine or tapas in the local restaurants, cafés and bars. End your day with a relaxing dip in the hot tub under the stars …

For homeworkers, there’s fast free WiFi plus plenty of space to work in. For those who need it, there can be 2 separate workspaces (one in the lounge/dining room plus one in the 2nd bedroom) with access to power sources and good natural lighting. Or set your laptop up in the garden, even better! Switch on the coffee machine and you’re good to go …

Things to Note

This isn’t a modern villa, but a charming old character property built in 1890. A heater can be provided in cold weather or a fan in summer for an extra fee. Although there are 2 bedrooms, we can only accommodate 3 people as there is only wardrobe space in the single room.

Guests have the complete house and garden for themselves. No communal spaces to share with other guests or the owners

PRICING

High Season: July, August, Christmas, New Year

Price for the property per night is 75 euros based on 2 adults outside high season.

Please contact us regarding discounts for long stays. Please note that the 20% discount for stays over 28 days is not applicable over Christmas New  Year.

Changeover day is flexible, as is time of check in/departure, dependent on other guests.

  • This apartment is absolutely beautiful. The balcony is a sun trap in the afternoon great for chilling out on after a walk around. There is a supermarket across the road for all your essentials or a big supermarket (Mercadona) about 15 min walk away. Also plenty of bars restaurants and shops around. We went in Route 66 last night it was a blast. Mandy is a great host and always answers any questions you may have. 😃

  • Just back from a week in this lovely apartment. very spacious clean studio with comfy beds and nice bathroom with a washing machine which was an added bonus. Fridge with freezer, iron and iron boards, hair dryer, Tv with English channels, kettle, toaster, microwave oven you name it it was there. The pool area is lovely with all 3 pools heated each day which was great for my daughter. The bar area is card only but you can charge it to your room then pay with cash at reception.
    In good location with a 3 minute walk down hill to the beach, plenty of bars, restaurants and shops all on your doorstep. Will defo use again and have recommended this place to family and friends.

Self Catering Tenerife

One persons view says it all.

We prefer self catering to any other board basis. We like it because we can come and go as we please and we love to eat out in different restraints every night and not be confined to 1 place. We don’t like the idea of having to be back for a certain time for tea or whatever.
We went bed and breakfast in August and breakfast was served until 10 am which i thought was reasonable but there were a few mornings when we would have liked to stay in bed a bit longer and a couple of times we did. You can still stay in hotels or aparthotels on a self catering basis so you still get a balcony with the views etc.
We just tend to buy some things in for snacks and maybe have breakfast in so buy bread, beans, bacon etc milk, tea bags things like that.

There is nothing more frustrating than when something that is obvious to you, appears to be bad manners (or an unfair shirking of house duties) is ignored or misunderstood, leaving you to clean up the mess and solve interpersonal disputes. Being old and sometimes grumpy I often wonder what my mother would think of some tenants manners.

However, times have changed and busy lives encourages us to be thoughtless sometimes.

Make Efforts to be part of the Household

In a shared house  are encouraged to make efforts to connect with each other. Any living arrangements work better when tenants try to interact and help one another. 

Keep your Room clean and tidy

It is the tenant’s responsibility to keep his or her room neat, tidy, and organised. Alternatively, once the weekly household chores are divvied up, one tenant may be paid to clean for another or pay a cleaner from outside to do it.

Communal Space

Do your part in keeping the communal space neat and clean by placing things back to where they belong and in the same condition. A simple gesture such as wiping down the dining table after use is common courtesy. Smoking in co-living premises is not allowed, except for the designated smoking outdoor areas.

Responsible Lifestyle

Leading a sustainable lifestyle is essential and even the smallest of unthinking actions can mount up. Switch off appliances, lights and fans when not in use.

Noise Levels

Common areas are designed for tenants to enjoy and interact with one another. Avoid screaming or blasting music in the common area, especially during the evening and at night.

If you don’t want your food to be eaten by someone else, keep to your allocated space in the fridge. Clear stale food promptly and make sure everything is wrapped.

Laundry Times

Schedule your laundry day. Avoid disturbing people at antisocial times. Remove dried clothes promptly. No one likes to constantly see washing drying!

Communal Expenses

Many any argument started like the old Ben Elton sketch. ‘It was only a bit of shampoo’; ‘Yes but it was MY shampoo’. As soon as possible agree a kitty for  communal expenses and who responsibility it is to fetch them. This is part of the allocation of household duties.

Co-Living Getting Your Deposit Back

Long term contracts are unlikely to be given with house share arrangements for several very good reasons, but that’s another topic and a thorny one at that. Some owners may choose to provide cleaning services and other benefits but it’s largely down to ‘you get what you pay for‘.

Here are the principals I adhere to myself when renting a room, considered usual for most decent landlords. You cannot consider them in any way a ‘contract’ unless your landlord specifically states this. It’s simply booking a room for a given period of time (please don’t ask for a year, we cannot do it and it’s unlikely others will!). If you need an empadron check with your landlord before moving in.

On arrival, your booking is subject to a trial period of 2 weeks. If you are unable to get on with other people in the house, you will be asked to find elsewhere. Reasonable time is always allowed for this rare event, provided that the reasons are not extreme, for example theft or aggression.

Deposit

1 months rent is the usual  security deposit. If no damages are found when you leave, the deposit is refunded 1 week after your official leaving date. Invoices confirming your expected leaving date are available when you move in. If you need your deposit refunded on the day of leaving you must arrange to have your room inspected 1 week before leaving and again on the day the deposit is returned.

Official Leaving Date

An example is easiest:

You take the room for 2 months on the 1st Jan so your official leaving date is 1st Mar. Your deposit would be returned 8th Mar, all being well. Remember that unless you discuss this, someone may well arrive to take your room 1st Mar

  1. You decide  to stay longer – your new date is 1 month from the day you eventually give notice, unless other arrangement have been made
  2. If you decide to move in with your mate 2 weeks into the booking, your leaving date is still 1st Mar. You will have paid for Jan but Feb will be deducted from your deposit, ie no refund.
  3. You get an apartment mid Feb and leave without notice. In this scenario you will have already paid for February so your deposit will be returned 8th Mar, 1 week after your official leaving date. If for some reason you didn’t pay Feb, your deposit now covers that.

Deposit Deductions

  • As above, non paid rent for the booked period
  • Obviously any damages, including things like nails in walls to hang pictures, damaged/dirty bed linen.
  • Pillows, duvets, towels and bed linen are not provided. In practice, tenants usually leave behind what’s there and there will be a  set in your room. If you change these things and take them with you when you go, you must replace them with items of the same quality if you have not kept the originals.
  • If you have unknowingly stained the mattress (people often lie on the bed while waiting for laundry without the proper mattress protection) you must get the mattress cleaned before inspection day otherwise the cost of cleaning it will be deducted. Sweat and sun tan oil are very difficult stains to remove. If it’s stained beyond cleaning the replacement costs will also be deducted from your deposit.
  • If you have painted your room (with permission I hope) you must return it to its original color before inspection day.
  • Smoking (It’s a biggie!) If you have smoked in your room your deposit will be forfeit. There are no exceptions. The room has to be repainted, all bedding replaced etc.. It may be nothing to you but to a non smoker it’s huge!

Please remember that timescales on deposit refunds 99 time out of a 100 can be sorted to suit both parties if discussed well in advance. Problems arise when someone thinks, wrongly, that they are due a certain amount and that’s not the case.

So read before you arrive and you can avoid any pitfalls. Clean, tidy and as it was, with the booking term completed, there will be no worries.

Again, these are my personal methods of ensuring no  misunderstandings and of course, your co-living situation may be different. That said, I hope it’s given you some pitfalls to avoid and ask any questions BEFORE you move in, not on the day you realise you need your deposit back!
